Aspen Real Estate Buyer Questions
Buying a home here starts with understanding how you want to spend your time. These are some of the questions we discuss with buyers considering Aspen, Snowmass Village and the Roaring Fork Valley.
How do I choose a boutique luxury real estate brokerage in Aspen?
Start with who will handle your search or sale, their experience with similar properties, and how they explain value. Ask about communication, local relationships and the support you will receive through closing. AG Aspen is an independent boutique brokerage led by founder and managing broker Alexandra George Hubbard. We are happy to discuss whether our experience fits your plans.
What does $5 million, $10 million or $20 million buy in Aspen?
The answer depends on location, property type, condition and how you plan to use the home. A condominium in the Downtown Core and a single-family home outside town can offer very different space, access and ownership costs at the same price. We compare current listings with recent closed sales, separating Aspen from Snowmass Village and single-family homes from condominiums. Ask us for a dated selection in your price range.

How do Red Mountain, the West End and Downtown Core compare?
Think first about your day-to-day routine. In the Core, walk the route from the property to the places you use. In the West End, consider the residential setting, access to cultural venues and whether historic restrictions affect the property. On Red Mountain, look closely at the particular home's access, views, privacy and winter maintenance. We can help you compare specific homes rather than relying on a neighborhood label.

Is now a good time to buy Aspen real estate?
That depends on your plans and the specific property. We start with your intended use, expected holding period and budget, then compare current alternatives, recent closed sales and ownership costs. A price reduction or a quieter season alone does not establish value. The useful question is whether a particular home makes sense for you at its current price and terms.

Can I rent out a home I buy in Aspen or Snowmass Village?
Check the property's jurisdiction and HOA documents before counting on rental income. Within the City of Aspen, residential rentals shorter than 30 days require an STR permit and the required licensing. Permit categories and availability differ, and some zones have caps or waitlists. Snowmass Village has its own permit and business-license requirements. Confirm whether the property's intended rental use is permitted and what an ownership change would require.

How do off-market transactions work?
Some owners authorize private conversations about a property before or instead of broad marketing. What can be shared depends on the owner's permission and applicable brokerage and MLS requirements. A private introduction still calls for diligence on title, condition, approvals and contract terms. Contact us to discuss your search and any opportunities we are authorized to share.

What transfer taxes and closing costs should I budget for?
Start by confirming the property's jurisdiction. The City of Aspen lists separate 0.5% and 1.0% real estate transfer taxes, with exclusions and exemptions that can affect the calculation. Snowmass Village lists a 1% transfer tax on taxable sales. Ask your title company or closing team for a property-specific estimate covering applicable transfer taxes, title and recording charges, prorations and financing costs. Brokerage compensation and responsibility for individual costs depend on the relevant agreements.

What should I review before making an offer?
Review the seller's available disclosures, relevant comparable sales, the property's condition and your anticipated ownership costs. Depending on the home, further questions may include HOA documents and assessments, surveys, title exceptions, building approvals, historic restrictions and rental eligibility. We help coordinate the right questions and specialists for the property you are considering.
